The most common reasons to obtain a residential appraisal is for estate planning, at the time of inheriting a property, divorce, mediation, asset division between co-owners, tax appeal, litigation, pre-listing market value and lender financing.
After I receive information regarding the purpose for the appraisal and the property address, some research is completed to accurately quote the fee and time needed for completion. The client will then sign an engagement letter and schedule the on site visit. During the on site visit, the appraiser will measure the home, photograph the exterior and interior of all buildings and take notes regarding property amenities and upgrading. The appraiser will then develop the report in the office and send a digital copy of the analysis.
Photographs are taken to document the amenities, quality and condition of the property. A photo speaks 1,000 words! Yet there are many times when a detailed property description is needed to accurately describe what is not visually discernable in a photograph.
I always measure the property for a full inspection due to the fact that county assessor records are not always accurate. I will provide you with the accurate square footage of your home and a sketch of the property floor plan.
In 2009 the government passed a law that a loan officer and borrower can not choose their own appraiser. A lender will have an accepted list of appraisers OR contract with an Appraisal Management Company who will provide an appraisal of your home for lending purposes.
When an property is inherited in needs to be appraised to set the tax basis of the property at the time the prior owner died. This is also known as a "Date of Death" appraisal. This sets the tax basis so that the day the property is sold, taxes are only paid on the difference between the value as of the Date of Death and the value as of the date of sale. It is recommended to obtain this appraisal as soon as possible to the Date of Death because retrospective appraisals that are many years in history are very challenging and much more expensive.
